This past year has been very exciting (to say the least). Here's a quick recap; More than 178 lenders have either gone out of business or have been acquired. More than 100,000 mortgage industry jobs have been eliminated. 30 Year Fixed rates have continued to stay at a two year low. Ellen Davis received an award for being One of The Most Dependable Mortgage Brokers in the Metro DC Area. The Maryland Association of Mortgage Brokers (MAMB) and the National Association of Mortgage Brokers (NAMB) has awarded Ellen Davis the Lending Integrity Seal of Approval (the seal will be officially on our site in January 2008). The Mortgage Link, Inc. is now licensed in nine states (MD, DC, VA, DE, WV, PA, NC, SC & FL).

 It's almost the New Year, and if you're like most people, you will probably ring in 2008 by setting a few lofty goals. Perhaps the promise is that you will exercise more, watch what you eat, learn a new language, or conquer your fear of heights. And like last year, you've vowed to stick to your New Year's resolutions this time - really.
While you're planning new and inventive ways to shrink your waistline, you should also consider some ideas to whip your finances into shape this year. There's no better time to make a fresh start - so why not resolve to become more fiscally fit? In fact, try these easy steps to financial fitness, and enjoy the results all year long.

 December can be one of the busiest times of the year - between decorating for the holidays, shopping for the kids, traveling to see the relatives and enjoying social festivities, this month can fly by like none other. But taking just a few minutes to make sure your financial house is in order before the year wraps up is time very well spent. Here are a few simple suggestions:
Review your Benefits. Many companies hold "open enrollment" for benefits at this time of year. Make sure that you review all of the options available, as opposed to simply taking on the same choices as last year. Especially important, if your spouse also receives benefits through an employer, make sure to re-analyze who should carry which coverage. And make sure that you take full advantage of pre-tax spending accounts, giving the ability to pay daycare and medical in pre-tax dollars.

| Which Refinancing Option Is Best For You?
Fixed Rate? Adjustable Rate? How Do You Choose?

There aren't quite as many loan programs as there are borrowers, but it seems like it sometimes! We'll work with you to qualify you for the best loan program to fit your needs. But there are some general considerations you can have in mind in advance.
Are you refinancing primarily to lower your rate and monthly payments? Then your best option might be a low fixed-rate loan. Maybe you have a fixed-rate mortgage now with a higher rate, or maybe you have an ARM -- adjustable rate mortgage -- where the interest rate varies. Even if it's low now, unlike your ARM, when you qualify for a fixed-rate mortgage you lock that low rate in for the life of your loan. This is especially a good idea if you don't think you'll be moving within the next five years or so. On the other hand, if you do see yourself moving within the next few years, an ARM with a low initial rate might be the best way to lower your monthly payment.
