  Holding Title To Your Property

Dear Ellen
Spring has sprung! All of the flowers are blossoming and the spring home-buying market is in full swing. For the week ending April 19, interest rates on 30-year and 15-year fixed-rate mortgages declined, remaining well below year-ago levels, Freddie Mac said April 19.

Construction of new homes edged up 0.8% in March, the second straight monthly rise, the Commerce Department reported April 17. Applications for new building permits also rose by 0.8% in March, the first advance in three months, providing a glimmer of hope that the worst of the housing downturn might be over.

So go outside, turn your face to the sun, find the home of your dreams or start that renovation project you've been waiting to do. Either way enjoy the beautiful weather and call us for your mortgage financing needs at 301-728-5505 or via e-mail at info@mortgagelinkhome.com

Flip This House
house flipHow long should you hold title to a property that you have renovated to "flip" to pay the lowest federal long-term capital gain tax?

If you hold a property, or any asset, for more than 12 months your maximum federal long-term capital gain tax rate is 15% of your profit. You will also need to pay applicable state tax as well.

Remember to always consult your tax professional to assist you in calculating your personal tax information.

Property Ownership Issues That Concern Unmarried Couples
by: JT Hatfield-Smith, SPC Financial

titleIn general as an unmarried couple, there are no uniform guidelines for dividing your shared property if your relationship ends. You can't turn to a divorce court, as can a married couple. In the event of death, your property does not automatically pass to your partner. By understanding the different forms of property ownership that are available to you and the issues that unmarried partners face, you can protect your rights and ensure that your property is disposed of as you wish.

Categories of property to consider: There are three main categories of property to consider: (1) property that comes with documented evidence of ownership, such as real estate, vehicles, stocks and bonds, and bank accounts, (2) property in the form of income, and (3) untitled personal possessions.

Balance: Healthy Body, Healthy Mind, Healthy Family, Healthy Society, and Healthy Finances
by: Elizabeth Zachariah, Certified Life Success Consultant
balanceAcquiring balance in every area of our life is a constant struggle these days.  It seems like we are running to catch our tails, trying to get everything done, be everywhere, please everyone, and we end up paying a dear price in the process. We have lost our inner balance. We do all "this" to keep our external environment controlled, or so we think.

Are there days when you feel like all the blocks you're neatly building just keep falling? And you keep stacking them up again and again but there is no movement forward in the building process? You feel exhausted, your body having taken a beating from the moment you wake in the morning until you retire at night?
